About Mortgage Calculator
Fixed-rate amortising loan maths. The payment comes from the level-payment formula, so the figure matches what a bank quotes for the same term and rate.
The year table walks the amortisation instead: each month's interest is the outstanding balance times the monthly rate, and the rest of that month's payment is principal.
Questions about Mortgage Calculator
Does the down payment change the rate?
No. It lowers the loan amount, which lowers the payment and the total interest; the rate is charged on whatever is outstanding.
Why is paying points sometimes cheaper?
Points raise the closing cost but can come with a lower rate. Compare two scenarios on this page rather than guessing which is cheaper.
Is this the same as a real lender's quote?
Within rounding. Real lenders may compound daily and round each month, which moves a 30-year total by a few dollars.
